San Isidro's short-let trade looks strong on paper: about 7.2% gross, at roughly $63 a night and near 57% occupancy. That is the number most owners quote you, and it is the one that flatters the business.

The long-term figure for the same district is about 4.4%, and that one is net. The long-term figure subtracts property tax, arbitrios, rental income tax and a 3% vacancy allowance. It does not subtract mantenimiento, because in a Lima long-term let the tenant pays that, not you. So the honest comparison is a gross short-let number against a net long-term one, and the short-let side still has to absorb the platform fee, the utilities and internet you pay as host, income tax, mantenimiento, property tax and arbitrios before it becomes anything you can compare.

That is the uncomfortable half. The Airbnb figure subtracts all of those, and you self-manage on both sides, so the short-let route buys you more work for a headline rate that shrinks once the host-paid costs land. Long-term usually wins here, and the roughly 4.4% net is the reason.

One caveat: the 7.2% is a sample, not a market. Occupancy near 57% and about $63 a night are averages that a well-run flat in the right block can beat and a badly placed one will not touch. If you are buying on the short-let number alone, you are buying on the best case.
