Long-term vs Airbnb in Lima: which earns more?
It's the question every Lima buyer asks, and the honest answer is: Airbnb usually earns more on paper, long-term usually earns more per hour of your life. Which one wins for you depends on the district, and on how hands-on you're willing to be.
The gross-vs-net trap
Most comparisons are rigged because they put an Airbnb gross number next to a long-term net number. A Miraflores unit might gross double the long-term rent on Airbnb — but "gross" is doing a lot of work. Out of that come cleaning, platform fees, higher furnishing and utility costs, more wear, and either your time or ~20% to a management company. When Airbnb wins
- Tourist-heavy, walkable districts — Miraflores and Barranco have the steadiest short-term demand.
- You'll manage it, or pay someone who will. Airbnb is a small business, not a passive asset.
- You want flexibility — to use the place yourself part of the year.
When long-term wins
- You're a hands-off, overseas owner who wants a cheque every month, not a calendar to manage.
- You value stability — a 12-month lease doesn't care about tourist seasonality.
- Regulatory caution — Peru's short-term-rental rules are tightening, and individual buildings increasingly restrict Airbnb. A long-term tenant carries none of that risk.
The practical answer
For many foreign buyers the smart play is: buy in a safe, liquid district for the appreciation and downside protection, run it long-term to start, and only move to Airbnb once you know the building, the rules, and whether you actually want to run a hospitality business from abroad. The numbers matter, but so does the effort — and the effort is the part the spreadsheets leave out.
