Long-term vs Airbnb in Lima: which earns more?

It's the question every Lima buyer asks, and the honest answer is: Airbnb usually earns more on paper, long-term usually earns more per hour of your life. Which one wins for you depends on the district, and on how hands-on you're willing to be.

The gross-vs-net trap

Most comparisons are rigged because they put an Airbnb gross number next to a long-term net number. A Miraflores unit might gross double the long-term rent on Airbnb — but "gross" is doing a lot of work. The platform takes its fee, the host pays the utilities and the building's mantenimiento, income tax lands on both, and the flat sits empty on the nights nobody books. Strip all of that out and the real gap is smaller than the headline — often reversed. So we do not publish that comparison at all. Every figure this site sets against another is net against net, on the same cost model, on every page. Where a gross number appears it is labelled and stands alone.

For many foreign buyers the smart play is: buy in a safe, liquid district for the appreciation and downside protection, run it long-term to start, and only move to Airbnb once you know the building, the rules, and whether you actually want to run a hospitality business from abroad.
