How much Airbnb income can you make in Pueblo Libre?

Pueblo Libre is one of the few districts where the Airbnb gross yield actually clears the long-term net: about 6.8% against 5.1%. That gap of roughly 1.5 percentage points is real, but it is gross, not net.

The Airbnb figure subtracts the platform fee, host-paid utilities and internet, income tax, mantenimiento, property tax and arbitrios. The long-term figure subtracts property tax, arbitrios, rental income tax and a 3% vacancy allowance, but not mantenimiento, because the tenant pays that in a Lima long-term let. You self-manage on both sides.

The catch is the occupancy. That 6.8% assumes about 53% occupancy at roughly $43 a night. Most owners do not hit that consistently, and the sample is thin. If you run it well enough to stay near that level, short-term can beat long-term here; if you do not, the tenant wins.

The long-term side is the safer bet: less work, no cleaning or turnover, no host-paid utilities. Airbnb only makes sense if you are prepared to manage it actively and you believe you can hold occupancy near that 53% figure. Otherwise, take the tenant and the 5.1% net yield.

Neither figure includes furnishing or fit-out, cleaning, turnover, consumables or management fees. Those come out of your pocket on either side, so factor them in before you compare the two numbers.
