A 1-bedroom in Magdalena pays you more on Airbnb than on a tenant: roughly 8.9% gross against about 6.9% long-term. That is the whole case, and it is a real one — the short-let side is the stronger play at this size in this district.
Read the two numbers for what they are. The long-term figure is gross, and the net version subtracts property tax, arbitrios, rental income tax and a 3% vacancy allowance; it does not subtract mantenimiento, because in a Lima long-term let the tenant pays that.
