The best Lima district for each apartment size
Rental returns in Lima don't just vary by district — they vary a lot by unit size. A one-bedroom and a three-bedroom in the same building can have very different yields, because small units rent for more per square metre while large ones sell for more per square metre. Here's where each size pays best, from our per-district, per-bedroom data.
The short version: for a one-bedroom, Jesús María leads on long-term gross yield (9.9%); for a two-bedroom, it's Jesús María (7.2%). Airbnb gross yields trail long-term at every size across Lima — the typical short-term listing simply doesn't book enough. Full tables below.

How to read this
Yields here are gross (before costs) so the two strategies compare like-for-like across sizes; each district page shows the long-term net figure and the full breakdown. Cells appear only where we have enough listings. Short-term figures come from a sample and skew toward recently-created listings — treat them as directional. Nothing here is investment advice.
