San Isidro's long-term rental nets about 4.4% after costs, on a median asking price of roughly $2,510 per square metre. That is not a headline number, but it is a real one, and it is what you get for not lifting a finger.

The figure subtracts property tax, arbitrios, rental income tax, and a 3% vacancy allowance. It does not subtract mantenimiento, because in a Lima long-term let the tenant pays that, not you. You self-manage, so no management fee is taken off either.

What you give up is upside. The 4.4% is modest, and it is steady. You are not chasing Airbnb's higher gross, but you are also not paying for cleaning, turnover, or consumables, and you are not dealing with guests.

The honest trade-off: about 4.4% net, passive, with the tenant covering the building costs. If you want more yield, you will have to work for it on the short-term side, but that comes with its own costs and headaches.

For a hands-off owner, San Isidro's long-term rental is a decent, unexciting return. It will not make you rich, but it will not keep you up at night either.
