Is long-term rental worth it in Miraflores?

Short answer: it depends on what you want. A long-term rental in Miraflores nets about 3.5% after costs. That's on a median asking price of $2,442 per square meter. So you're paying a premium price for a modest yield.

Three and a half percent isn't going to make anyone rich. But it's steady, and more to the point, it's passive. You sign a tenant, you collect rent, you don't spend your weekends managing turnovers. For a hands-off owner, that's the honest trade-off: you accept a lower return in exchange for not having to think about it much.

If you want more yield, you'd have to work for it -- short-term rentals, cheaper districts, more active management. That's a different post and a different lifestyle.

One caveat: 3.5% is the net figure after costs, calculated off the median asking price. Asking prices aren't the same as what you'll actually pay, and your own costs and vacancy will vary. Treat this as a baseline, not a promise. Not investment advice.
